How affordability is calculated

Home affordability depends on your debt-to-income ratio (DTI) — the percentage of your gross monthly income that goes toward housing and all other debt payments. Most loan programs target a back-end DTI (total debts including housing) of 43–50%.

Conventional loans typically allow up to 45–50% DTI with strong compensating factors. FHA allows up to 50–57% with automated approval. VA can go higher with sufficient residual income. Jumbo loans are stricter — most lenders cap at 43% DTI.

Down payment

Down payment significantly affects what you can afford. A larger down payment reduces your loan amount and monthly P&I, potentially qualifying you for a higher purchase price within the same payment.
