FHA Streamline is a reduced-documentation refinance for Florida borrowers with an existing FHA loan. No appraisal, no income verification in most cases, no full underwriting — just faster paperwork to lower your rate.

Requirements

  • Must have an existing FHA loan (cannot streamline a conventional or VA loan)
  • Must have made at least six payments on the existing loan
  • Must be current on payments (no 30-day lates in last three months, no more than one 30-day late in the last 12)
  • Must produce a "net tangible benefit" — typically a lower rate and payment

What FHA Streamline does not do

  • Cannot take cash out (max $500 back at closing)
  • Cannot remove FHA MIP — if you want to drop MIP entirely, refinance to conventional once you have 20%+ equity
  • Cannot add or remove a borrower without a full refi

Florida-specific notes

  • Homestead exemption is not affected by refinancing
  • Coastal insurance quotes should be lined up the day the refi begins — even though FHA Streamline skips the appraisal, hazard, windstorm, and flood insurance still need to be current and premiums verified at closing

FAQs

Do I need an appraisal for FHA Streamline in Florida?

No — FHA Streamline skips the appraisal in most cases. The new loan is based on the original loan amount, not a new value.

Does MIP still apply?

Yes. Both the upfront MIP of 1.75% and annual MIP apply to the new loan. If your existing FHA loan was originated before June 1, 2009, you may qualify for a reduced upfront MIP of 0.01%.

Does refinancing affect my Florida homestead exemption?

No — refinancing does not disturb the homestead exemption when the property remains your primary residence.

Can I use FHA Streamline for cash out?

No. FHA Streamline is a rate-and-term refi only, with a maximum $500 back to the borrower at closing. For cash out, use FHA cash-out (up to 80% LTV, requires appraisal) or conventional cash-out.
