Durango neighborhoods nestled below green mesas in summer

Durango neighborhoods vary a lot — from walkable downtown bungalows to rural acreage in Animas Valley. Where you buy affects price, lifestyle, school district, and even which loan programs work. Here's a 2026 buyer's guide to the major neighborhoods.

Historic Downtown / East 3rd Avenue

The most iconic part of Durango — walkable to Main Avenue, the train depot, and the Animas River. Historic Victorians, craftsman bungalows, and tight lots. Premium pricing, low inventory, and almost always conventional or jumbo financing. Strong appreciation history.

Animas City / North Main

Just north of downtown — a mix of historic homes, mid-century ranches, and modern infill. More accessible price points than downtown. Walkable, easy access to the river trail, and a favorite for first-time buyers stepping into Durango. FHA, VA, and conventional all common here.

Three Springs

Master-planned community on the south side of town near Mercy Hospital. Newer construction, modern floor plans, HOA-managed amenities. Popular with healthcare workers, families, and remote workers. Conventional financing dominates; some new-construction loans available.

Edgemont Ranch

Animas Valley / Trimble / Hermosa

North of town along the Animas River corridor. Rural acreage, ranch-style homes, and some equestrian properties. USDA may be available on select addresses — always check the USDA eligibility map. Jumbo and conventional are common.

Bayfield, Ignacio & Surrounding Areas

East and south of Durango — more affordable, more land, and broader USDA eligibility. Great option for buyers who work in Durango but want more space and a lower entry price. USDA, FHA, VA, and conventional all common.

Vallecito & Lemon Reservoir
