Cortez is the county seat of Montezuma County, situated in the Four Corners region at 6,198 feet on the Colorado Plateau. It has about 8,000 residents and a median home price in the $250,000–$320,000 range — making it one of the most affordable places to buy a home in Colorado. Mesa Verde National Park is 15 minutes east. The Ute Mountain Tribal Park is adjacent to the south. Canyon of the Ancients National Monument — the largest concentration of archaeological sites in the United States — is northwest. McPhee Reservoir, Colorado's second-largest reservoir, is 10 miles north near Dolores.

The Cortez Market in 2026

- Albuquerque and Santa Fe buyers — Cortez is 3 hours from Albuquerque, and New Mexico buyers looking for Colorado escape properties at Four Corners prices have made Cortez a secondary home market.

USDA example: Same $280,000 property in an eligible rural area of Montezuma County (Dolores, Pleasant View, Lewis). Zero down, 6.75% rate, USDA guarantee fee financed in. Monthly PITI: approximately $2,050. For a qualifying household, this is homeownership without touching savings.

Mesa Verde Vacation Rental Opportunity
Mesa Verde National Park reported 598,000+ visitors in a recent year. The park has limited on-site lodging — Far View Lodge has about 150 rooms and closes in the off-season. The vast majority of visitors are staying in Cortez and Mancos. Airbnb and VRBO listings within 20 miles of the park entrance have real occupancy histories, particularly June through October.
DSCR loans are available for Cortez vacation rental buyers. Qualification is based on the property's rental income — not the borrower's personal income. For investors who want Four Corners real estate at Colorado's lowest prices with real rental demand drivers, Cortez is worth a serious look.
