Manufactured homes on land are a major part of the Cortez and Montezuma County housing stock — and they can be financed with the same low-down programs as stick-built homes, as long as they meet a few key requirements. Here's the 2026 guide.
What Lenders Require
- Permanently affixed to a foundation on owned land
- Built after June 15, 1976 (HUD code) — many lenders require 1996+
- Title converted from personal property (DMV) to real property
- HUD certification labels present and legible
- Sound condition — no structural damage, good roof, working systems
Loan Programs Available
USDA (0% down)
USDA allows manufactured homes that are new or used (with restrictions), permanently affixed, and on USDA-eligible land. Most of Montezuma County qualifies — see our USDA Cortez guide.
VA (0% down)
VA finances manufactured homes that are permanently affixed and meet age, foundation, and condition requirements. See VA loans in Cortez.
FHA (3.5% down)
FHA is one of the most flexible programs for manufactured homes — single- or multi-width, with permanent foundation. Credit minimums of 580+ apply.
Conventional
Fannie Mae's MH Advantage and Freddie Mac's CHOICEHome programs offer conventional financing for newer, higher-quality manufactured homes with site-built features. Down payments as low as 3–5%.
What Doesn't Qualify
- Homes still on wheels / not permanently affixed
- Homes in a park (chattel only, not mortgage financing)
- Pre-1976 mobile homes
- Homes with missing HUD tags
The Appraisal
The appraiser confirms HUD tags, foundation type, permanent affixation, and overall condition. The appraisal must find at least 2–3 comparable manufactured home sales nearby — usually not a problem in Montezuma County.

Frequently asked questions
Can I finance a manufactured home in Cortez with USDA?
Yes — USDA finances manufactured homes on USDA-eligible land if they're permanently affixed to a foundation, post-1976 (most lenders require 1996+), and meet condition and titling standards.
Can I finance a mobile home on rented land?
No — mortgage programs (USDA, FHA, VA, conventional) require the home to be on owned land with the title converted from personal property to real property. Homes in a park are chattel loans only.
What's the oldest manufactured home a lender will finance in Cortez?
Government programs technically allow homes built after June 15, 1976 (HUD code), but most lenders require 1996 or newer in practice due to condition, energy, and safety standards.
